Hard Money, Straight

On Friday, October 9, 2026 we go live on Zoom for 90 minutes. The first half is mine: what hard money actually is, how it differs from a bank loan, what we need to qualify you, and how the number really gets decided — including why an appraisal can change your entire deal.

The second half belongs to the Round Table. Investors and realtors who have already closed deals with us answer your questions directly. They do not work for me. If something did not go well, they will say so — and that is exactly the point.

Nork GroupThe properties. Off-market across 12 Florida markets.
Nork Capital LendingThe money. Private capital and hard money, and the truth about qualifying.
TrigonThe tools. Comps, ARV, fix & flip, DSCR and scope of work.

The Agenda

What We’ll Cover

01
Who I am and the three companiesTwenty years in finance, credit and investment. Why Nork Group, Nork Capital and Trigon exist, and how they work together.
02
Are you ready? The Traffic LightThis time the questions are about financing. Do you know what hard money is? Have you flipped with it, refinanced with it, built with it? Could you qualify for a 30 or 40 year DSCR program? Take it online before the session.
03
Hard money vs. traditional loansHow each one works, rates, points, how pre-approvals happen, why a bank can reduce your loan and on what basis — and why an appraisal can change the entire deal.
04
Understand the loan optionsBusiness purpose and occupancy rules, bridge loans, rental loans, DSCR, credit score thresholds, and the foreign national path.
05
Why credit mattersThere is no such thing as “bad credit, we finance anyone.” Credit moves your rate, your points and your leverage. We explain where the real floor sits and what happens below it.
06
What happens after you sign a contractWhat you must provide a lender — the exact items needed for same-day terms, the documents required after you accept, and what happens on a cash or wholesaler closing when your paperwork is late.
07
The Nork PortalLearn how to submit the documents private lending requires. Sign in, start your application, upload what we ask for and watch your status. A loan coordinator calls you and walks the file with you from A to Z.
08
The transaction flowFrom e-signed proposal to funding disbursement, step by step, with realistic timing so you know what to expect and when.
09
What happens after you signOnce you decide you want us as your lender or broker lender, timing becomes everything. What has to happen the moment you go under contract, what you must do to close within 15 days, and why your processor, loan originator and underwriter need to start working with you immediately. We also show you exactly how we stay in contact — email, WhatsApp and the Nork Portal, where you upload documents so we can move you to full approval and fund the loan.

The house rule

No guaranteed returns. No countdown timers. No photos of cars or checks. I teach hard money first, then I hand the microphone to investors who have actually closed with us — and I do not defend myself when they criticize. If every answer is a compliment, nobody in the room should believe it.

Part 1 · 50 Minutes

Hard Money vs. Traditional Loans

Hard money is not expensive money. It is fast money. You are not renting dollars — you are buying speed and certainty. And it is not cash: it is financing, with underwriting, documents, an appraisal and conditions.

Hard Money / Private

UnderwritesThe property and the exit first, the borrower third
SpeedDays — typically under 21 business days
ConditionWill lend on a house that could not pass a bank inspection
CostHigher rate and points
TermShort — a bridge to the exit
Who forInvestors buying, fixing, selling or refinancing

Traditional Bank

UnderwritesThe borrower first
SpeedTypically 30 to 60 days
ConditionNeeds the house habitable
CostLower rate, more paperwork, more time
Term15 to 30 years
Who forOwner-occupants and stabilized property

“100% financing, no credit needed”

In almost every case this is not what it appears to be. What is usually behind it: 100% of the rehab only, with a large down payment on the purchase. Or an equity partner taking a share of your profit. Or points and a rate high enough to swallow the deal. Or a prequalification letter that was never a real approval — and you find out at day 18, when the deposit is already non-refundable. Ask the question nobody asks: what do I need at the closing table, in dollars, on the day? If they cannot answer that in one sentence, walk.

Agenda 04

Understand the Loan Options

Business purpose and occupancy. Hard money real estate loans are for non-owner-occupied investment properties. An officer, member or guarantor cannot live in the property being financed.

Agenda 05

Why Credit Matters

Anybody who tells you credit does not matter at all is lying to you. It does not have to be perfect, but it moves three things: your rate, your points, and how much leverage you get. A 640 and a 740 on the same property are two different deals.

There is no such thing as “bad credit, we finance anyone.” What there is: a floor, and a trade. The lowest we will generally look at is around 580, and at that level the conversation starts near 50% leverage, strictly case by case, and only when the property and the exit are strong enough to carry it. That is where the conversation begins — not a promise of terms.

What actually moves the needle: an entity in good standing, traceable money, reserves for the payments while the house sits empty, insurance in place before funding, and an itemized scope of work. Fix those and a weaker score costs you far less than you expect.

Agenda 06

What Happens After You Sign a Contract

On a cash offer or a wholesaler closing, every document has to be right before the closing date. If your paperwork is late, you lose the deposit — not the lender. That is why we call and ask for all of this up front, and why we explain the reason behind each item.

01 — For same-day loan terms
  • Company name for this business-purpose loan
  • Property address and purchase price
  • Property type: single-family, townhouse, condo, 2–4 unit or commercial
  • Occupancy: is the property vacant or occupied?
  • Loan type: fix-and-flip, straight bridge, long-term rental or refinance
  • Rental income: current rent under lease, or expected rent
  • Credit score: Equifax or Experian for the officer, member or guarantor
  • Residency status: citizen, permanent resident or foreign national
  • Experience: exits in the past 3 years and properties currently owned or rented
  • Fix-and-flip: renovation funds needed
  • Refinance: current payoff amount, and bridge or long-term preference
02 — After you accept terms
  • Officer, member or guarantor: full name, residential address, email and marital status
  • Company EIN / Tax ID
  • Officer, member or guarantor identification number (ITIN if foreign national)
  • Copy of the officer, member or guarantor identification
  • Company Articles of Formation and Operating Agreement or Bylaws
  • Proof of funds — fix-and-flip: down payment plus 20% of the renovation budget
  • Proof of funds — refinance or bridge: 6 months of reserves
  • Address requirement: the residential address, the address on the ID and the company address cannot be the subject property address
Agenda 07 & 08

The Nork Portal — Submitting Your Documents

We built the Nork Portal so anyone requesting a loan can sign in, start the application, submit everything we ask for, and watch their status move. A loan coordinator calls you, helps you assemble the file, and explains why each item is needed. We walk it with you from A to Z, because a complete file is what makes a loan close.

1E-sign proposal
2Pending client files
3Documents received
4Processing
5Underwriting
6Confirm terms
7Schedule signing
8Approve settlement statement
9Close and authorize funding

Processing requires all requested items except third-party items such as title and insurance. It takes about 11 business days, depending on how quickly you share files, provide proof of property insurance, and how efficiently your title closing agent works.

Part 2 · 35 Minutes

The Round Table

Investors and realtors who have already closed deals with us take the questions. They do not work for me. I ask, they answer, and I do not defend myself when the answer is critical — that is the moment the room starts believing any of it.

★ marks the strongest questions. Download the full list and bring the ones you want answered.

What I ask the veterans
  • When you first came to us, what were you afraid of? What did you think could go wrong?
  • What made you decide to do the first deal with us instead of walking away?
  • What did you expect us to do for you that we didn't do?
  • What do you think about the properties we bring you? Are they real deals or noise?
  • When we told you a deal was bad, did you listen? What happened?
  • Tell them about the lending side. Was the rate what you expected? Were the points?
  • How fast did we close? Did we close when we said we would?
  • What part of the documentation surprised you? What did you not know you'd need?
  • Everybody talks about buying. Nobody talks about selling. What is the selling part really like?
  • Did you make money, lose money, or break even? Say the real number if you are comfortable.
  • Is this business the way social media says it is, or is it something else?
  • For realtors: how is working an investor deal different from a retail buyer?
What you can ask them
  • How much money did you actually start with on your first deal?
  • What did you not know that cost you money?
  • How long did your first deal take from “yes” to money in your pocket?
  • Were you scared signing that first loan? What made you sign anyway?
  • Did you quit your job, or did you do this on the side?
  • How did you find your contractor, and how did it go the first time?
  • What is the worst surprise you have found inside a house after closing?
  • How many deals did you look at before you bought one?
  • If you started over today with no experience, what is the first thing you would do?
  • Honestly: would you do it again?
What you can ask me
  • How long have you been doing this?
  • What exactly is wholesaling, and what am I signing?
  • Where do the off-market properties actually come from?
  • How do you calculate ROI, and what is your floor?
  • What do you think about the market and interest rates right now?
  • Why don't you sell a course?
  • Can I use a partner's money for the down payment?
  • Will this affect my personal credit?
  • What happens if my appraisal comes in low?
  • How fast can you really close?
  • What if I have never done a deal?
